Borrowing money, even if it has certain perks, like VA home loans, can still be quite stressful, especially during tough times. Paying back what you owe may still be a bit challenging, so the government offers refinancing to its veterans. It is one of the most popular loans availed by many military personnels today, allowing them to plan their finances better.
VA Loan Refinancing
As you may know already, there are a couple of different kinds of loans offered by the US government to those who fought for its freedom. They are more attractive and advantageous than other available offers as they have lower interest rates. However, money owed is not always that easy to pay back, so you may need to buy yourself some time to avoid incurring more debts and losing a good hold on your finances.
This is where the VA refinance options come in. Refinancing is basically a method where you can use a new loan to pay off an old one. It is one of the most popular ways to handle debt for many, as well as readjust other financial issues. Having lower interest rates than the other VA loans you can get, it is the perfect way to deal with your debts that are getting out of hand.
How Useful VA Refinancing Can Be
When buying a home, taking out a VA home mortgage is just one of the steps to successfully purchase a property. However, as money is something that can be quite difficult to handle, especially with specific circumstances, so keeping up with the mortgage can be quite difficult.
Whether you're having difficulties in handling the payments or just want to adjust your finances, taking out other loans can be an excellent opportunity. Veterans are eligible to borrow money of this sort with low-interest rates, which is why it is something worth considering.
The best thing about refinancing is that it is very easy to apply for. The process is quite simple and does not require underwriting of documents, credit report investigation, or home appraisals. You can also take VA refinance mortgage even without any money for processing as the expenses can be easily added to the debt itself.
Refinancing a VA Loan
If you're thinking of a way how to cut your debts down to a bare minimum, refinancing is the best option you can take advantage of. The government offers the IRRL or the Interest Rate Reduction Loan which you can use to pay off your prior debts. This is perfect for people who are in active military duty or has just finished serving one. It can easily decrease your monthly house payment and let you worry less about interest rates.

Top 10 Banks for Mortgage Loans
1. Wells Fargo and Company. This popular bank headquartered in San Francisco had more than one quarter of the market for home loans during the period reported on. In the third quarter of 2010 alone they closed nearly half a million home loans. That’s a lot of people who are putting their trust in this bank when it comes to home mortgages. That’s something worth paying attention to when you’re seeking out the best bank for your own home loan.
2. Bank of America. This bank (headquartered in Charlotte, North Carolina) didn’t offer quite as many home loans as Wells Fargo but it came fairly close with more than one fifth of the market share during the time reported on. One important thing to note however is that a lot of people turned away from this bank for home mortgages in 2010 as compared to 2009. They had a 27% decrease in the number of mortgages closed in the third quarter of 2010 compared to the third quarter of 2009. This suggests that there may be some reason that people are no longer as interested in getting their mortgage loans from this bank and therefore loans from this bank should be reviewed carefully in order to determine whether or not they may be right for you.
3. Chase Bank. Slightly less than ten percent of the market share for home loans went to Chase Bank. That’s still a large percent of people who are choosing to get their mortgages from this large bank that is headquartered in New Jersey. Like Bank of America, Chase Bank also saw a decrease in their loans between 2009 and 2010 although the amount wasn’t as drastic. There was approximately a 12% change in the numbers for this bank. Again, that’s something to be aware of when selecting the bank that is right for you.
4. Ally Bank / Residential Capital, LLC. (GMAC). This bank headquartered in Bloomington, Minnesota had about 5 percent of the market share for home loans. This means that in the third quarter of 2010 they closed more than 85,000 home loans. That is 85,000 customers that felt like this was the right bank to select for getting their home mortgage. The actual number of loans this bank closed in the third quarter of 2010 is 17% higher than the number closed in the third quarter of 2009, which suggests that the bank is doing something right when it comes to their home mortgage loans.
5. U.S. Bank Home Mortgage. This is another bank headquartered in Bloomington and it also had approximately five percent of the market shared for the time reported on.
6. CitiMortgage, Inc. this bank headquartered in Missouri closed nearly 80,000 home mortgage loans during the third quarter of 2010.
7. PHH Mortgage. This New Jersey bank only had about three percent of the market share for the time reported on but it’s growing rapidly with a 35% increase in the number of mortgage loans that it made available in the third quarter of 2010 compared to the number it closed in the same quarter the year prior. That means that it’s a bank to pay attention to because a lot of people are taking a strong interest in it right now.
8. Branch Banking and Trust Company. In contrast to PHH Mortgage, this North Carolina bank saw a small drop in terms of the number of loans it closed in the third quarter 2010 as compared to the 2009 third quarter. Nevertheless, more than 44,000 home mortgages were issued during the third quarter 2010 so people clearly still have an interest in utilizing this bank to get their home loans.
9. Quicken Loans Inc. This Michigan based company saw an even larger increase in the number of loans they closed than PHH Mortgage did. In the third quarter of 2009 the company only closed 24,762 loans. The number for the third quarter of 2010 was over 40,000. That’s a 65% increase, which strongly suggests that it’s a company to consider as an option for your own home mortgage.
10. Flagstar. Coming in tenth on the list with a market share of 2% is this Michigan based bank.
Note that this information doesn’t take into consideration the type of home mortgage loan that is being chosen at these banks. It is always important to look carefully at the terms of your own home mortgage options in order to select thelender that will offer you the loan that is truly right for you.

Home Equity Loans
Home Equity Loans are one of the most commonly used methods of raising money quickly. Home equity loans are mortgages taken against the equity in your home. Home Equity Loans come in handy when you need a large sum of money. A special advantage of these loans is the low interest rates offered on them when compared to other types of loans. This is because a home equity loan is secured using your home as collateral.
Like any other loan, the most important consideration in a home equity loan is the interest rate that you will be charged. The interest rate offered by a lender depends on a number of factors including your credit score, existing mortgage on the house and your repayment history with banks.
You will have to choose from fixed or variable rates offered on your home equity loan depending on your assessment of the interest rate scenario. Variable rates are typically a little lower than fixed rates because they offer more protection to the lender, as the rate of the loan can be adjusted upwards if the market lending rates move up in the future. If present rates are low, it is better for borrowers to opt for fixed rate loans, so that they do not have to pay higher rate even if the loan market heats up in future.
When zeroing in on a loan, it is usually a good idea to negotiate with your lender if you think you are not getting a good deal. Lenders are often willing to negotiate to a certain extent and can give you lower rates because a home equity loan is backed by the house, which makes it safer and less risky compared to the unsecured ones.
Home equity loans enable you to take up to 80% of the market value of your home as loan provided you have that much equity. Very often home equity loans are second mortgages on your home. If the loan has been taken at a variable rate, it is advisable to repay the loan sooner, especially if the market trends suggest that the rates will go up significantly in near future. If you have a longer repayment period, the loan will entail a higher monthly interest payout. In effect, you will end up paying more for your home with a longer term loan and it will be more expensive if it's a second Home Equity Loans on your home.
If you think you are not well versed with the financial aspects of how home equity loans work, you should not hesitate to take advice from experts such as mortgage agents or loan counselors. It is crucial to find an expert who can offer sound advice with your best interest at heart. To ensure this, you should hire a loan expert who charges a flat rate, i.e. whose fee does not depend on the amount of Home Equity Loans taken. Also, make sure your loan counselor or agent is knowledgeable enough to update you on current interest rates and trend expectations for the future.
